Real properties are an important part of an investor's portfolio.
Investing in so-called "concrete gold", by purchasing a house or a condominium, counts to that kind of capital investment, which is safe and of stable value. The increase in value arises from the massive housing shortage in Germany's large cities and peripheral regions. Additionally, when there are economically and politically uncertain times, investors tend to choose a type of investment, which protect their money from a fall in value. This behavior is used by some estate agents, real estate companies and salesmen by advertising sugarcoated income returns of "5%" or "up to 7%".
But these figures only present the gross return, as they do not contain additional costs, operating costs or administration costs of the property. In consideration of these costs, the income return falls to 2% or 3%. If the investor decides to rent the property, he additionally has to pay taxes on the earnings from rental and leasing. This often results to a effective net return of 1% or max. 2%. This interest rate is indeed higher than the interest you would gain from investing your money to a savings or deposit account, nevertheless this is a low interest rate, which could be even higher.
